Rental property requirements

The City of Winnipeg sets out smoke alarm responsibilities for landlords.

  • Test and clean smoke alarms at least once a year.
  • Test smoke alarms when a new tenant moves in.
  • Keep inspection records for review by a Fire Inspector.
  • Replace a non-working alarm within 24 hours of becoming aware of the problem.

The 24-hour replacement obligation belongs to the property owner. Our urgent appointment availability must be confirmed separately.

Questions

Why is my smoke alarm chirping?

It can be a low backup battery, an end-of-life signal or a fault. We check the issue before recommending replacement. If you only need a battery, you won't be charged for a new smoke alarm.

When should smoke alarms be replaced?

Many models have a service life of about 10 years. The model label and manufacturer's instructions determine when yours should be replaced.

Can you replace a 120V hardwired smoke alarm?

We assess compatible hardwired replacements and arrange appropriately licensed electrical work where required. The existing installation and scope are confirmed before booking.

How quickly can you come?

For urgent replacements involving up to 10 alarms, appointments within 24 hours may be available. Same-day service is sometimes possible for morning enquiries. A confirmed urgent booking adds $50 to the quoted price.

Who does the work?

Smoke alarm service is handled by a licensed fire alarm technician. Where the scope requires additional electrical qualifications or permits, a qualified electrician is involved.

Do you service larger properties?

Yes. We can quote townhouse complexes, condominiums, rental buildings and larger projects across Manitoba. Scheduling and pricing are agreed in advance.

What will the replacement cost?

For standard residential work, it's $50 per visit plus $50 per smoke alarm, before applicable taxes. For example, three compatible replacements are $200 plus tax. Non-standard work and inspections are quoted separately.
